Sellers & Sons, Inc. is a family owned and operated company which has been contracting in the State of Arizona since 1957. Sellers & Sons is made up of two offices, the Tucson Office and the Phoenix Office. The Tucson Office focuses primarily on general contracting. The Phoenix Office specializes in underground infrastructure with separate crews that perform general contracting and electrical work. We have an experienced and qualified local workforce made of up individuals who are able to bring different skill sets to the table. We pride ourselves in our ability to build strong relationships with project owners by consistently meeting project timelines and goals within budget. This is largely due to our project approach providing attention to detail which in turn helps us reach the overall project goals.
Sellers & Sons utilizes Pro Contractor for ourconstruction software. Within this system we are able to monitor & manage all costs associated with a job. When a project is started, along with the schedule of values, a Job Cost list is created, on which all items and/or trades are assigned a Job Cost number. Each Job Cost isthen broken down further by Material, Labor, Subcontractor, Equipment, & Other, which have associated Task Codes. Throughout a project all costs and invoices associated with the project are coded with the appropriate Job Cost & Task Code and entered in Pro Contractor. The system then categorizes & quantifies the costs accordingly, which can be viewed & monitored on job cost reports. These reports allow us to compare actual and estimated costs to ensure that the projects costs are not exceeding its production. Should a cost overrun be identified, the project manager, superintendent & installer will review the task in question and perform an audit of the actual cost & production compared to the estimated/bid quantities. Then depending on our findings, we will come up with a solution to mitigate the issue by means of changes to the labor force, work hours, shifts, different methods to reduce material waste, etc.
We establish the projects schedule by evaluating the scope, constructability sequence & issues, and the projects time limitations. Subcontractors & suppliers’ lead time & construction requirements will be evaluated individually and as a whole to establish a sequence focused on critical path items and their individual deadlines to ensure the overall projects schedule is both realistic and effective. Establishing a schedule upfront will ensure that all trades and subcontractors are in sync. In addition to regular schedule updates, a weekly scheduling meeting will be held with attendance required from all firms involved in the current and upcoming phases of construction. These weekly meetings provide a detailed look at the upcoming schedule to preemptively avoid conflicting issues. Sellers & Sons’ project managers are responsible for planning, scheduling, and construction management and employ the use of Microsoft Project for majority of their needs. Microsoft Project is a scheduling and construction management tool, which allows our project managers to see the full range of a project, from pre-construction to project closeout, as well as a detailed look at the smallest tasks and their durations. While Microsoft Project is an effective tool, the most valuable tool used in our firm’s projects, is the extensive knowledge and experience of our staff. Issues and delays are an unavoidable part of construction. When these issues arise, our project team works quickly to identify the set back and address the issue. If it is a material sourcing or availability problem, we work with our suppliers to expedite material or source from multiple suppliers. If that is not an option, we meet with our suppliers to discuss creative material solutions for in stock items to present to project owners. If the issue causing delay is due to labor/work force Sellers will push to meet deadlines by working overtime and/or involving additional S&S or subcontractor reserve crews. At Sellers & Sons we have proven record of being able to identify and adapt to the varying problems that can arise during construction and mitigate their impact to a projects costs and schedule.
At Sellers & Sons project and jobsite management are crucial to the quality and timely completion of our projects. Our experienced team of project managers backed by on-site superintendents, allows Sellers & Sons Inc. to successfully manage a large amount and variety of work simultaneously. The project managers provide the necessary organization, scheduling, communication, and problem solving so the project can be executed by our workforce. Our experienced and knowledgeable superintendents are responsible for onsite coordination, execution, and quality control of projects. The ability of our superintendents to efficiently organize and direct on site crew’s combined with the proven ability of our project managers to effectively coordinate projects in advance; allows for Sellers & Sons to provide the highest quality of product possible, while assuring our projects are completed within the budgeted cost & time constraints.
Sellers & Sons is a family owned and operated company with a 100% local workforce. On average we self-perform 75% of all work on projects. We choose to perform a large majority of the work on our projects in-house because it not only allows us to more effectively and accurately control the flow, schedule, and quality of a project but also to minimize and control overhead costs. This closely held structure allows us to differentiate ourselves from many of our competitors.
Subcontractors are managed by both the project manager and site superintendent. The project manager coordinates all off site logistics (scope of work, contract, submittals, scheduling, pay applications, change orders and overall coordination). Our site
superintendents are responsible for all management and coordination onsite with
subcontractors, directing their flow of work and scheduling on a day to day basis.
Subcontractors will be selected during the pre-construction process so their expertise in their field can be utilized throughout the project.
At Sellers & Sons we strive to provide the owner with the quality they expect to receive, as compromising quality leads to dissatisfied customers. Our teams approach to quality control is centered around our experienced workforces’ ability to provide a consistent, dependable, quality product that is easy to maintain. Our project managers focus on quality control upfront through properly sourcing material and subcontractors. Our jobsite Superintendents/Foreman have the responsibility of daily Quality Control. Prior to starting any new work on a project an infield pre-construction meeting will take place with all involved parties (owner, subs, inspectors, testing, suppliers) to ensure everyone understands the work specifications, what material is to be used, and what testing is required so QC/QA is met.
At Sellers and Sons, Inc. safety is always the top priority and is our most important day-to-day management deliverable. Superintendents at Sellers & Sons, Inc. are our primary tool for safety, and hold majority of the responsibility for monitoring jobsite safety. Enforcing all onsite personnel to follow set safety standards and practices is essential for the continuing safety of Sellers & Sons employee’s and all job site personnel. We believe that our superintendent’s first measure to ensure safety is setting a personal example of good safety practices and habits. More specifically, it is the superintendent’s responsibility to actively monitor projects for compliance with OSHA regulations and the company safety program. Superintendents are to complete daily inspections of work areas and correct current or foreseeable work hazards. In addition to weekly safety meetings, superintendents are to remind employees of the potential risks and safe work practices that accompany each task and duties employees might encounter on that particular day or phase of construction.
Our goal is for both the Project Owner and Sellers to walk away from this project considering it a success. Throughout the stages of a project, our construction manager will remain in contact with the Owners Project Manager via weekly project meetings. Questions, concerns, progress, and other areas of the projects construction will be addressed during these meetings, and will keep all parties involved “up to date” and “on the same page” throughout the progression of the project. Owner Project Managers will be notified of any major issues or emergencies outside of weekly meetings through written email and/or verbal communication, to adequately convey and document the information. In the situation of a quality/defect issue, one of Sellers & Sons Superintendents, Foremen, and/or Project Managers will inspect the item in question within 48 Hours (except in an emergency) and will perform any required testing to troubleshoot and ascertain the cause of the defect. If it is a question of quality, and it does not meet the owner’s standards, Sellers & Sons will do whatever it can to repair, refinish, or replace the item in questions. While the standards set forth by the Registrar of Contractors prevail, we strive to make our owners happy and will go above and beyond the standards for acceptable installation. If it is an error in the installation that proves to be the source of a defect, Sellers & Sons will repair or replace items as necessary to correct the problem in question immediately. If during troubleshooting we find that every aspect of installation was done correctly, we will raise the issue to the supplier and have the part or unit repaired or replaced. Sellers & Sons takes great pride in our craftsmanship and considers our owners satisfaction with our work to be among our highest priorities. We will work to correct any quality/defect in our work as quickly as possible and will make every effort to provide the highest quality product possible.
